I pulled out an old scanner & in setting it up, I noticed the Rankin county sheriff's department encrypts most all of their radio communications, way more than anyone else (Jones & Pearl also encrypts a lot).
Who makes this decision? I'm guessing it's the sheriff as they can pretty much do whatever they want. I'm worried more departments are going to do this just because they can.

Funding the HSR project had been a long battle, however I believe that a sales tax would be able to atleast help the project. This tax wouldn’t be for the entire state just the counties the line will serve. The tax collected will then be used for the projects in the respective county.

Was walking to work. Heard a clicking, screeching and flapping. Saw this bat rolling over and crawling around in the street. Was not comfortable around it. Stayed away. Did not touch. Called Collin County Animal Services. Unable to speak with a person due to call volume. Was directed to Collin County Sheriff’s Office dispatch for emergencies. Described the situation. Dispatcher advised that the animal is considered wildlife, that it is in its environment, that bats also do things during the daytime and that no one would come out to the location but took the address. Was uneasy about the animal. Took the video. Left location. Attempted to contact the CDC phone number listed for Texas bat sightings and the regional office for the Texas Department of State Health Services. Unable to reach a person. Only able to reach voicemail boxes. Unable to locate a link to report anything but dead bats. Does the animal’s behavior warrant additional concern? Any additional steps to take? I am about to clock in for work.

I applied for a job working at the animal shelter with the county’s sheriffs office. They require extensive background checks, ask for a polygraph test, they contact all employers over the last 10 years, college transcripts, neighborhood/roommate references etc. and the job is contingent on all of those things. I’m fine with all of that but it just seems like a a lot and they said I can not refuse to give out my current employers information that they have to contact them to be officially offered the position
Is this normal for county/government jobs? I don’t see how it’s fair especially when you have a million references already and are contacting every other job for the last 10 years etc

I live & sell in Orange County, Ca but my commission has been cut severely by the company. I’m making around $1400/month less than I usually do. As a top 3 performer in my office i’m extremely unmotivated to do all these sales calls and work over 40 hours to only make a fraction of what I’ve made the past couple years. I’ve explored some options and I really don’t want to move into management. I’ve looked around and have had some offers on LinkedIn but it seems a lot, if not all companies are cutting costs dramatically. It’s making me want me to put in half the work and put all my time and effort into my own business I’ve been building the last couple years (no conflict of interest). Is anyone else in our glorious field noticing this?

2023.06.08 18:53 FirstContribution236 Large acreage near closed landfill. Worth looking? Or bad idea?

I have been exploring the possibility of buying a farm a few counties away and need some advice.
Farms (~150+ acres) in this specific area rarely change hands. There were ~4 that sold last year and ~6 that sold the year before (in this county), for reference. Values are pretty consistent, so it is easy enough to find comps.
While they rarely change hands, the demand is also quite low. When they are listed for sale, they usually sit on the market for 1-2 years (or more) before either selling or being pulled from the market. A lot of the reasoning here is price (very expensive). When the farms sell, there is a 50% chance that they get developed into single family housing.
There is one farm that has been on the market for just over a year - and I need help determining whether it is worth even going to look at. It is 280 acres and is under budget for us. It is priced a bit high compared to comps, but if we were to make an offer it would be for comp value.
The back of the farm is ~1/2 mile from a closed landfill. The landfill was permanently closed ~30 years ago and is effectively just a large mound of grass at this point. There are no neighborhoods close to the landfill, but they are starting to stretch in that direction (the closest is currently being built ~3 miles away).
How does the proximity to the landfill affect the value? We would lease the land to a farmer for the next ~5-10 years. Will the proximity affect crops or livestock that is put on the land? What about value down the road?
The last thing I want to do is invest time, money, and energy into this - and find out the soil is tainted because of the proximity to the landfill. Or worse yet, find out 10 years from now that the land is impossible to sell because of its location.
I just need advice - what should I do? Do I go look at it? Do I ignore it and keep looking elsewhere? I have been looking for a decent piece of land in this area to invest in - and need to put that money somewhere as soon as possible.

Douglas County Tax Assessments Appear To Favor The Rich
While challenging my county tax assessment, I compiled a list of all the homes in my area that sold in the past 12 months. I compared the sale price to the assessed 2023 taxable value to see if the county are hitting the mark or not. At least in my area during this timeframe, the more expensive your house, the more undervalued your tax assessment. In other words, the richer you are, the less property taxes you're paying, at least in this data set which is admittedly not very large.

All public data from Zillow and the Douglas county assessor's website. Not doxing anyone here.

Y-axis is the percentage that the '23 assessed value is oveunder the actual sale price over the prior 12 months.
I have three theories:
  1. Rich dude cronyism. Maybe it's nefarious, maybe it's more subconscious bias.
  2. Rich people are simply more likely to challenge their tax assessments and/or those challenges are more likely to be accepted? With more money at play, I get that rich people are more likely to challenge, but are they more likely to be accepted? Anyone know where I can find data on challenges and outcomes for the list above?
  3. There was a study that I can't track down right now that showed a tendency/bias of individuals to error on the side of a perceived midpoint when estimating numbers. For example, a study participant was more likely to guess that a 100 lb person is, for example, 110 lbs while a 300 lb person is 280 lbs. Is that all this is? Someone's bias creeping into the formulas used?
Sorry for the crappy chart. I seem to have forgotten how to move the x-axis labels in Excel.
Not making any hard accusations or assumptions here. Just sharing the data that seems concerning. Thoughts? Explanations? Anyone know any new cuss words?

Just apply for an address change like one would with drivers license? Could they legally carry while the current permanent address and the one on the card are in discrepancy?
