Hi all! Sharing our FTHB journey here in case it's helpful to anyone!
We began looking for houses in late 2022, with a plan to move in the summer of 2023. We lived in a different state than we purchased (purchased in NC, and lived across the country), which was an additional challenge. We took about 2 months to follow houses in the areas that we wanted to live in and tried to take notes of what we did and didn't like, how long houses were staying on the market, and the original asking price vs the final selling price. We also got in contact with a few realtors and ended up really liking one. We were upfront about our situation (buying from out-of-state, our price limit, etc.) and she was fantastic.
After the new year, we started getting more serious about our house hunt. In February we saw 6 homes (some in-person, some via FaceTime), but didn't love any of them (for various reasons). At one of the homes, the listing agent was present and told our realtor that he had a house coming on the market soon that we'd be welcome to see. Since it was in a great location, we agreed and got a virtual tour. There was still quite a bit of work to be done (floors needed to be finished, appliances needed to be put back, etc.). We told our agent that we loved the area where the home was and would like to see it as soon as it was finished (or very nearly finished). The listing agent told our relator to give him about 3-4 weeks and we booked plane tickets so that we could see it for ourselves. It was a really cute house, with an awesome location, and he agreed to let it go for 6k under his initial asking price if we wanted to purchase it before it hit the market. We agreed, everyone signed the papers, and we were on our merry way--or so we thought.
The appraisal came back well (and the survey didn't reveal anything weird about the property lines), but the inspection was absolutely horrible. Foundation issues. Issues with the roof structuring. Random water leaks. Improper insulation (not nearly enough). Electrical issues. The list goes on and on. Our agent didn't tell us what to do or push us in any direction, but we told her that we wanted to back out and she was happy to take that on. The seller pushed back a little and said that he'd be willing to "have his people look at it" and also knock 9k off the price, but that was it. We walked. They still haven't listed this house for sale--not sure if they're actually trying to fix the problems, or just trying to sell it off-market to someone who will take their word for it.
Walking away certainly stung, so we took about a week off from house hunting to think about what we wanted to do next. During this time, a few houses came on the market that we liked, so we ended up viewing 5 houses in <48 hours (remotely). Of those 5, we loved 2 and ranked them. The #1 house had been on the market for 5 months (overpriced) so we asked our agent to verbally offer 50k under asking (we also waived their advertised concessions, promised to close within 4 weeks, and already had our pre-approval go through full underwriting to give the sellers confidence). The sellers said that they couldn't come down that much, but they counteroffered in the middle. We thanked them for their time but said that we couldn't go above our offer. At this point, we spoke to our realtor about an offer on our #2 house (had been on the market for ~3 months; they listed it well before they were able to move out, which I think wasn't reasonable for many buyers). As we were deciding on a number, the #1 house came back and said that the house had been on the market for long enough and that they'd accept our initial offer! We were completely stunned. Our realtor drew up the paperwork right away (this was already getting into the late evening). We couldn't believe our luck! Lo and behold, the next morning, the selling agent reached out to our realtor saying that the sellers slept on the offer and no longer wanted to accept it. Onto the next! (By the way, this house is STILL on the market!).
We then moved on to our #2 house and offered ~20k below asking (since it had been sitting on the market); we went back and forth with the sellers a little and finally landed on a price in the middle. Everyone signed the paperwork (yay!) and we agreed to a late closing to accommodate them. We got a clear title, survey that matched what they advertised, and an appraisal $1,000 above our offer. The inspection came back with mostly minor issues, but the inspector emphasized that the roof needed to be replaced. Our agent was able to get two roofers to the home (one that she suggested and one that we chose) and they both came back saying that they strongly felt the roof needed to be replaced and each bid ~10k. We went back to the sellers asking for 10k in concessions and apparently, they were rather furious and insisted that the house didn't need a new roof (even though they weren't sure when the roof was last replaced). All I know is that our agent was on the case and after 3 days of negotiations, we were able to get 8k in concessions. We closed on the house ~2 weeks later. Our agent was 10/10 during the whole process, which made a huge difference for us.
I truly did not appreciate how exhausting house hunting can be. It's a process full of highs and lows and is honestly kind of a part-time job while you're in the thick of things. I'm glad that everything worked out for us in the end, but the process itself is...intense!

I’m 21 years old living together with my partner (also 21). He’s been drinking since around the end of summer last year and has been dealing with depression, borderline, anxiety and suicidal thoughts for a very long time. I love him more than anything but I don’t know how to handle this situation anymore. it hurts so much seeing the person you love, fall further into this dark pit every day. It’s so hard to play all grown up, mature and optimistic all the time, when I myself just feel like a kid who got thrown into the responsibilities of an adult. the time in school went by so fast and suddenly I’m working full time having my own home plus the situation stated at the beginning. I have no one I can talk to so I hope there is someone who can give me a bit of advice on how I can help him and get through this.

I originally submitted my claim back in February and had exams all through March with what I thought was the final C&P the last week of March. Then I got a letter about a sleep study that I completed last week. I’m trying to hold out and wait the normal timeline but financially it’s a struggle right now with my job and paying my house/bills. I had two ER trips in April/may that I’m getting bills for now and I just can’t do it anymore. DAMAGE NOTICE:
When I was uninstalling my GPU from the Motherboard, the PCI-E clip broke (noted in timestamps). I have discounted the Motherboard accordingly. I would suggest using one of the new large air coolers (DeepCool/Noctua), which block the first PCI-E port anyways. This motherboard has a large quantity of PCI-E lanes, so the other ports can function as the main x16 port.

Smoke free environment. System only ever existed on a full sinewave battery backup. RAM was running successfully at 3200MHz since build date in 2017. SSD's both have been cleaned and set as GPT drives. 10G Network Adapter works well, I used it exclusively in my home network. System was thoroughly cleaned a few times a year. Dust was minimal. I will include the original motherboard box with the purchase (in photos). All items will be put within an anti-static bag. All components were functional before my AiO died.

Background:

• I have a 2tb iCloud plan. I share this with my family. It's very convenient and affordable once split between the four of us. We primarily use it to store photos
• I have a main OMV box in my home. This is mostly used for photo storage, but I also have some important personal files on there. This is, of course, backed up elsewhere too

The problem:

• I would like to automatically back up those critical files from my OMV box to my iCloud account on a schedule. Is this possible?

I will not be using iCloud as my primary backup bucket/strategy/whatever – I merely wish to utilise a resource I am already paying for to provide another level of redundancy for important documents.

Hey everyone - I'm not sure if this kind of post is allowed here so please delete if not but I didn't know where else to go for this.
Basically, I'm pretty certain I'm cursed. The past almost two years have been riddled with bad luck, starting with my Father dying unexpectedly in November 2021. It's escalated over the past two weeks - partner and I broke up, flat mates moved out after giving me only a week's notice, made a huge mistake at work, my car has randomly broken down the day I decided I wanted to sell it (I then accidentally left the keys in the uber I caught home at 2am after it broke down) - with a few more minor examples of bad luck peppered in between. I'm at the point where I just need the universe to give me a break, ya know. I strive to be a good person, try not to do bad by anyone and generally just like to live a quiet, peaceful life. Any advice on where to go from here to rid myself of this is welcomed - I try to manifest peace but it's getting more difficult curb the expectation that something else will go wrong. I'm tired.

When I was about 8 years old, we had a gardener who came by regularly to look after our garden, as well as other people’s gardens in the neighborhood. He was a good man, nothing weird about him, but he had an apprentice, let’s call him “K”. He about 30 I guess, and was a bit “weird looking”, but nothing more.
One day I was playing with a friend of mine (around the same age), and we went outside the house (I think to get a ball that had fallen or something, I don’t really remember). That’s when we saw K across the street. I knew him, I told my friend he was our gardener, and he also went to other houses, so I didn’t see anything wrong with him being there. But then he started calling my name with an unusual voice (like when you talk to a little baby or a cute animal). After that he called us over with the same voice, saying “little kids come over here”.
We approached him, and he started talking to us. He said that he had some cute little puppies in his home (he lived nearby, about a block away), and asked if we wanted to come over and see them. We said we weren’t allowed, he insisted a bit but not very much. And it got even creepier. He asked us if we had penises. We said “yes”. Then he asked us if he could see them, but we said that our mothers don’t let us show them. “Have you seen mine?”, he asked, and proceeded to pull it out… we hadn’t seen an adult penis before, and this situation was really creepy, so we ran away.
I didn’t tell my parents anything, but luckily my friend did tell his mother, and she told mine. Of course my parents banned him from coming near us again, even though in the beginning he kind of tried to deny everything, and of course the gardener fired him. I think my parents went to the police, but I am not sure what happened, because I was little and didn’t know how these things work.
I didn’t know what a pedophile was back then, I don’t know anything like that existed, I didn’t even know how sex was done.
Two years ago, when I was 18 years old, I was walking down the street, and saw K in a yard, since he went to other houses. He also saw me, looked at me with a creepy but also stupid smile and tried to wave at me. I wasn’t a kid anymore so I shouted “mind your own business or I’ll beat the living crap out of you!”. He stopped (I am tall and strong whereas he is a small guy, so he was scared now).
I haven’t see him again, I hope he is in prison or dead.

I (40s M) have been dating my GF (40s F) for almost 2 years now. For context, she has 2 teenagers at home every other week, I have zero kids. When we met there was an instant connection and we just clicked on many levels. She was everything I wanted, she was always saying nice things like how she couldn't wait to spend the rest of our lives together, she was very affectionate, and even when she was busy she would make me feel wanted.
These days it's like the total opposite. Not much affection or sex, and never really says anything nice or mentions the future like she used to. There’s been no official announcement regarding The Boogeyman’s streaming release date, though we know it will eventually be released on Disney+, rather than Netflix or HBO Max.
Since the movie was originally supposed to have a streaming release, we don’t doubt it will become available on streaming services at some point, with the most likely being Hulu since that had been the plan to begin with.
That would be Hulu. Don’t hold your breath on it, though! We strongly believe this is where the 20th Century Studios film will go, but this won’t be for a couple of months (or more) after the movie’s theatrical release. As soon as we learn more details, we’ll update you!

When Will The Boogeyman Be On Streaming?
While no official streaming plans have been released by 20th Century Studios as of yet, given the recent release patterns of other films under the ownership of The Walt Disney Company, we can likely expect to see The Boogeyman arrive on streaming no more than ninety days after its theatrical release. Given that the horror film is a 20th Century Studios production and monsters eating children isn’t exactly “Happiest Place on Earth” material, The Boogeyman will likely be making its streaming home on Hulu rather than Disney+ (at least, for now).
Before we get into the various pricing plans for Hulu, we should also mention that The Walt Disney Company is confirmed to be planning a merge between Disney+ and Hulu, effectively putting all the massive media conglomerate’s content under one roof by the end of the year 2023. No specific date for this merger has been given yet, but the company has already begun purging their least profitable content to prepare for the transition. With that information in mind, the following subscription options for Hulu may not be valid for long, so be sure to be cognizant of that before signing up.
As of now, Hulu has two subscription plans: an ad-supported and ad-free plan. The ad-supported option offers most of Hulu’s streaming library with limited ads for $7.99 USD per month or $79.99 USD per year. The ad-free option removes most ads for a higher price of $14.99 USD per month. There are also the Disney Bundle options, including Disney+ and/or ESPN+ in addition to Hulu, but these will likely be reworked or removed entirely in the coming months with the upcoming merger.

No, The Boogeyman will not be on HBO Max since it’s not a Universal Pictures movie. Last year, the company released its films in theaters and on the streamer on the same day. However, they now allow a 45-day window between the theatrical release and the streaming release.

The Boogeyman isn’t currently available on Disney Plus, given that it’s showing exclusively in theaters for now.
It’s also probably not going to end up on there, since Disney Plus isn’t well-known for its horror catalog. Hello everyone, im a non working f1 student and in volusia county I was able to take the written and road test(failed road test first time) using my 2 proofs of address, i20, i94, vehicle insurance and registration and my home country drivers Lisence. When i went to Orange County to take the road test after moving the lady looked at me confused because I didn’t have a social security card and told me I would have to issue one and was surprised the volusia county one didn’t tell me that. I’m confused because my friends have issued their drivers Lisence without a social security card,just the documents listed above. Is it different In different counties? Can someone explain it to me?

Im a new home owner and we have two flower beds right at front entrance of the house that are a total mess of weeds. TL;DR: my sister who I don’t have a great relationship with, committed workplace misconduct and looked into my health journal where all the most private stuff about my mental health is and I feel incredibly violated now.
I’m 19F, almost 20 and my sister is 4 years older than me. We are both living at home this summer before moving away to study in August. I have never really liked her that much. I have always been chubby and she bullied me alot for it when I was a child, which ruined my confidence and my relationship with food. My parents also contributed to that, as they were constantly hinting at there being something wrong with my eating habits and my weight. It’s no surprise I ended up struggling with disordered eating. They also shamed me for being mentally ill. If I was crying, having panic attacks, or just visibly depressed they would make fun of me or get genuinly angry at me. I knew from a very young age that if I felt negative emotions or had sad thoughts then I had to hide away. They would compare me to mentally handicapped people as a way to poke fun at me. They weren’t abusive just stupid, incompetent and sometimes simply just mean. I have great friends that I would rather spend time with than my family. I don’t like talking to my family or spend time with them. When I went to therapy, which I no longer can afford because my bad mental health has made it difficult for me to work, and I’m also too scared to ask my parents to pay because of their view on mental illness, I was diagnosed with generalized anxiety disorder and depression. I talked to my therapist a lot about my family issues. My illnesses and a general rundown of what environmental factors perhaps caused my mental issues is in my health journal. Just the most private, personal stuff is in there.
My sister works at the local doctors office during this summer, she does blood work and blood samples and all that stuff. In the past few days, she has been acting weird, as in kinder. It seemed really fake to be quite honest. A few minutes ago, she burst into my room without knocking as I was about to take a nap. She wanted to grab a chair in my room that was apparently hers, this is something she often claims. That and that is hers, so she can take it and do whatever she wants with it. I was irritated and asked her to leave my room. She got upset and started saying that she should be allowed to talk to me but no matter what she says or does, I get irritated at her. She asked what my problem was with her and that she just wants to talk and figure out my issue. I know that sounds great or whatever but I didn’t give a shit. I seem like a cold person, but I can’t just tolerate an evil witch like her, she has done so much to me that I don’t have time to explain. I have a huge issue with how she is as a person and her morals, she’s a racist and she’s homophobic (mostly lesbophobic)and I’m a closeted bisexual. I kept telling her to just leave me alone and my main issue with her is how intense and annoying she is. She kept begging me to talk to her and then she said that she is aware of my mental health problems and that I’m diagnosed with anxiety and depression because SHE READ MY HEALTH JOURNAL. ALL MY MOST PERSONAL STUFF AND ISSUES WAS IN THAT GODDAMN JOURNAL AND SHE FUCKING READ IT. I don’t care that she’s more aware if my issues now, there’s a reason I don’t tell her shit and there’s a reason she’s not supposed to read it. I feel ashamed and disgusted at myself. I feel rotten. This creature that I have never loved did something incredibly intrusive. I can’t report her to her workplace because she’ll know it’s me and I’m scared even thinking about what she may do to me.

For example a property near me sold for $300M a few years ago, but in the latest appraisal, the county said it was worth only $100M, which represents a 2/3 savings on what they will pay in taxes.
This is a consistent problem around the country. One of the main factors is that wealthier households and businesses will usually appeal or sue to get their taxes lowered, so the appraisors, wanting to avoid the hassle of going to court, will pre-emptively undervalue the property so that it doesn't happen.

On the other hand the houses of lower income folks, which have lower values, tend to be appraised more in line with their sale price or even higher. For example "58% of the lowest-value homes are overassessed while 36% of the highest-value homes are overassessed"

This has nothing to do with the tax rate - but rather the basic data that the tax rate is then applied to. This also has nothing to do with tax rebates or other programs to encourage development which build on the assessed value (discussed in the 11alive article)
